Digital building in the Kronprinzenviertel in Dortmund

It's a mammoth project that beta Eigenheim is currently tackling in downtown Dortmund: Hundreds of multi-family and single-family homes are currently being built in the so-called Kronprinzenviertel. This logistical challenge is being created with the help of digitized planning BIM models and Xella's digital planning service blue.sprint.

The Kronprinzenviertel in Dortmund is one of the largest residential development projects in the Ruhr region in Germany – after two years of refurbishment and development of the site of the former southern freight station, construction work began in June 2021. By 2026, 640 residential units comprising multi-family and single-family homes are to be built on 105,500 square meters. For the developer, beta Eigenheim, this is the largest construction project to date. For them, it is crucial to keep the costs and materials once calculated, to build efficiently and, in the best case, to anticipate the shortage of materials and skilled labor.

Planning with BIM brings many advantages
beta Eigenheim relied already on BIM models at a very early stage. Initially, this was to enable potential buyers to visualize the individual residential properties and their planning. Later, the focus shifted to making changes to customize the building projects – just as the buyers wanted. During the project, it also became necessary to streamline processes in order to counteract the shortage of skilled workers. BIM planning brought a further advantage for the exact calculation of building materials and their costs.
The first construction phase – 242 residential units in a total of twelve apartment buildings is to be handed over to the Vivawest housing company by 2023 – and here, too, BIM provides support: beta Eigenheim thus always has an overview of progress, error management, costs and material use on site during all construction phases.

Due to its location on the former freight station site, which is surrounded by rails, an industrial area and a wholesale market, there is only one entrance and exit as well as limited storage capacity: With the help of BIM, the client therefore also has an eye on logistics in the construction process.
