A former hotel is being turned into luxurious residential space

Once a forgotten site along the Ligurian coast, the former Hotel Plaza is in process to be transformed into an elegant, energy-conscious residential complex. 17024Varigotti is not only a project of architectural renewal but a thoughtful dialogue with the landscape, where sustainability and beauty go hand in hand.

A coastal vision realized

In the heart of the Ligurian Riviera, the 17024Varigotti project marks the rebirth of an abandoned site in Finale Ligure. Spearheaded by Gruppo Building, this urban redevelopment initiative transforms the former Hotel Plaza into a refined, sea-facing residential complex, placing equal emphasis on sustainability, comfort, and construction quality. Founded in Turin in 1983, Gruppo Building has long been dedicated to reimagining urban spaces, from residential complexes to leisure and commercial developments, both in Italy and abroad and has worked with Xella products in many projects before.

Design in harmony with nature

From the very first glance, the architecture communicates lightness. Projecting volumes and expansive glass façades frame the Mediterranean views, creating a fluid relationship between indoor spaces and the coastal landscape. The project was designed by Studio Boffa Petrone & Partners, with a commitment to blending architecture and environment in a seamless visual and structural dialogue.

Building excellence with Ytong

At the heart of the project’s performance is the Ytong construction system, chosen for its combination of energy efficiency, speed of installation, and sustainability. Ytong Climagold blocks form the single-layer exterior walls, ensuring excellent thermal insulation and year-round living comfort. Ytong Y-PRO and Y-ACU blocks were used for internal partitions, offering lightweight handling, fast installation, and precision execution, all critical to reducing on-site construction time.
