The construction of the future spa hotel and office complex in Aarhus is one of the most ambitious projects in the district. With approx. 342 rooms, several spa floors and around 16,000 m² of office space, the project combines architectural ambition with technical complexity.
As a subcontractor on the aerated concrete contract, AROS Development has been a key player in the project's internal structures, where around 7,000 m² of AAC walls are being installed – from basement level to the top floors.
"It's a fantastic project to be part of – both in terms of scope and complexity. We are working at heights rarely seen in other construction projects, and at the same time, the hotel's spa areas and the many technical solutions place high demands on precision. When Technology, Form and Materials come together
The upper floors in particular – including the spa areas – have required advanced solutions, including extensive use of curved aerated concrete blocks in various radii. AROS Development carried out the installation, while Xella supplied large quantities of aerated concrete in close coordination with both the subcontractor and the main contractor NCC.
Deliveries have been spread over a long period and have required both flexibility and precision, as the work is being carried out in parallel on many floors and under changing schedules. The hotel's construction with curved walls and special solutions makes the project unusual – also from a material supplier's perspective.

Logistics, Height and Special Work Processes
Working on a 20-storey building places unique demands on logistics, safety and daily planning. As the main contractor, NCC has maintained a strong focus on safety and ongoing adjustment of schedules throughout the project, particularly in connection with the complex spa floors.
For AROS Development, the project has been a textbook example of collaboration, with both suppliers and contractors supporting each other through long planning processes and great technical care.
