Working under high voltage

The new 7,500 m² distribution center “DC Kleefstraat” in Zwolle (Netherlands) was built directly beneath TenneT’s high-voltage lines. Strict fire safety measures and innovative installation methods were required, with Xella’s Hebel panels and Construction Services ensuring a safe and sustainable result.

At the end of last year, a new distribution center on the Hessenpoort industrial estate in Zwolle in the Netherlands was completed. Its location beneath TenneT’s pylons demanded exceptional fire safety measures for both construction and long-term use. To meet these requirements, Xella Netherlands supplied and installed non-combustible Hebel roof and wall panels.

Sustainability and fire safety requirements of the highest standards

Commissioned by project developer Jansen Vastgoed, the building consists of three units, one leased by ALPLA Nederland, producer of plastic packaging. The facility is completely gas-free and designed to achieve an A+++ energy rating. With only two meters of clearance above the steel roof structure, installing the roof required creative solutions. The team selected 200 mm thick Hebel roof panels with Polyisocyanurate (PIR) insulation and Polyvinylchlorid (PVC) roofing, while the steel structure received a 60-minute fire-resistant coating.

Due to limited headroom, the 2,000 roof panels had to be installed from the inside out. Using a truck-mounted crane with a height limiter and tension meter, the installation was carried out step by step to ensure safety and precision. Xella Construction Services managed the entire process, coordinating installation and planning.

Offering comprehensive solutions

The facades are fitted with insulated sandwich panels and dock doors with a 60-minute fire rating. Inside, 2,500 m² of Hebel fire walls provide compartmentation between units, also rated for 60 minutes. Xella Netherlands' Construction Services acted as a knowledge partner throughout the project, advising on element types, spans, weights, and certifications. TenneT’s requirements extended beyond construction, including strict equipment placement and voltage safety measures.

The DC Kleefstraat project highlights the growing complexity of modern construction sites. Working beneath high-voltage lines demanded strict safety standards, precise planning, and close collaboration. With Xella’s expertise in fire safety and installation, the project was delivered safely, sustainably, and to the highest quality standards.
