Silka Construct facilitates Monnickendam apartment project

On the edge of the picturesque city center of Monnickendam, construction is underway on an apartment complex with 41 residential units for rental. The shell construction is special and demonstrates innovative insight and is taken care of by Xella Netherlands with Silka Construct.

Monnickendam is a small city located at the shores of North Holland in the Netherlands, characterized by its preserved cobblestone streets and iconic Dutch architecture. Structures dating back to the 17th century, the harbor with a waterfront adorned with boats and the typical Dutch grachten result in a picturesque cityscape. Here, building contractor Averesch Bouwontwikkeling en Realisatie became involved in a project encompassing the construction of 41 apartments two years ago.
The plan had already been drawn and very well thought out. According to project leader Jan Averesch, the approach of the company is always aimed at delivering the best price-quality ratio. "We are always looking for ways to build faster, smarter and more cost-effectively without sacrificing quality. That is why we were also triggered by the conversation we had with Xella Netherlands." The shell of the combined three- and four-story apartment complex is composed of wide-slab floors, house-dividing walls and inner cavity leaves made of Calcium-Silicate units and inner walls made of autoclaved aerated concrete.

Xella as a comprehensive solution provider

What makes the approach to the project in Monnickendam special is the complete unburdening by Xella, in all phases. This integrated approach, called Silka Construct, means that everything - from advice, calculation, engineering, production and work preparation to logistics and installation of the walls - is managed by Xella with a single point of contact. Xella's extensive package also includes the complete finishing of the Silka and Ytong walls. “Silka Construct is more than a construction concept. It is a promise of quality, efficiency, safety and sustainability to our customers", says Tim Kornuijt, project manager at Xella Netherlands' Construction Services. “The biggest advantage for us is the certainty,” Averesch adds. “If there is a problem, we simply refer to Xella. All risks are covered for us. This integrated approach not only offers efficiency, but also reduces responsibilities for us as a construction company.”

Compliance with the highest standards as a major advantage

The builder also attaches great importance to safety and sustainability. Averesch: “We have our own strict safety standards that every subcontractor must meet. In collaboration with Xella, which is both VCA** and NEN Safety Ladder step 3 certified, our highest standards are guaranteed.” In addition, all construction waste is sustainably separated and processed by Xella and Averesch, fully in line with the environmentally conscious approach of the construction company.
