Silka blocks instead of reinforced concrete in Brno

The first phase of the Triangl Residence in Brno-Komín, Czech Republic, was completed in May 2022, followed immediately by the construction of the second building, which was finished in spring 2024. Unlike the first building, constructed entirely of reinforced concrete, the second building utilized Silka Tempo large-format calcium silicate units (CSU) in addition to standard Silka blocks.

The Triangl residence was realized by property developer Impera Styl. The two residential buildings are located in the Komín district of Brno, in the Czech Republic. The design of the house was created by Ing. Michaela Jandová, while the architectural plans were drawn up by Ing. Iveta Musilová and Tomáš Vítek. The general contractor of the project is ŽSD, a.s. Brno.
A great advantage of the new residential complex is its excellent transport links, which offer convenience while maintaining a quiet and pleasant environment in one of Brno's most popular areas.
Similar to the first stage of the Triangl Residence project, this second stage is also an unconventional house, which impresses not only by its shape and layout. The completed multifunctional house Triangl Phase II offers 23 accommodation units, those interested can choose between smaller studios or large spacious apartments, mostly four bedrooms. The house is prepared to a higher standard, corresponding to the pleasant location.
Innovative Design and Comfort
The triangular shape of the building ensures that all units benefit from maximum sunlight and natural light. All living spaces are equipped with controlled ventilation and a regulated heating system. During the planning stage, particular attention was paid to the acoustic properties of the structures, including the central location of the installation cores and sanitary facilities. The living spaces, which offer spacious balconies, are located towards the edge of the building. The high acoustic comfort of the new residential building is ensured by Silka, which is used for the load-bearing exterior and interior walls as well as for the partition walls.
Thermal comfort in the building is ensured by the blocks used, the high-quality thermal insulation of the walls and the infills of the openings with high thermal resistance. Heat protection is ensured by the installation of external blinds on all windows. Thanks to the orientation of the building and the size of the glazed surfaces, passive solar gain is also achieved in the winter months.
High standard and savings thanks to Silka
"A load-bearing reinforced concrete system was used for the construction of the first residential building. Together with the planner, we decided in favour of a load-bearing masonry system made of Silka Tempo blocks for the second residential building," explains Pavel Červík, Key Project Manager at Xella. "The Xella Competence Centre prepared a technical report and a BIM model of the building, including documentation of a sample arrangement of the elements in the walls. An interesting feature of this project is the architectural design of the building with rounded corners. Here, large-format Silka Tempo blocks were combined with small-format Silka blocks to make smooth curves. The main advantage of our solution was the savings in wall construction costs, as masonry with Silka Tempo Calcium Silicate units is up to 50 % cheaper than reinforced concrete construction in the interior. In addition, all Silka blocks offer excellent acoustic properties, which are highly appreciated by the owners of the new studios and residential units."
