Living in harmony with nature - sustainably, with clean air and plenty of greenery in the surrounding area. That's what more and more people living in cities want. Such a residential complex is now to be built in Plzeň, the fourth largest city in the Czech Republic. A new residential complex is being built there that precisely offers these advantages, while at the same time providing a complete urban infrastructure with a kindergarten, elementary school, supermarkets, and a health center. Seven apartment buildings will be built in the area by the end of 2022.

The floor plans of the apartments in the six-story buildings were designed with maximum diversity. The modular principle combines the advantages of small and large apartments. A major advantage of the apartments are the intelligent solutions for specific floor plans, which can be combined or divided in a modular way over time. They can therefore be used both for residential purposes and as an investment opportunity. In total, more than 200 new apartments will be built for people who want spacious living with their own park and good accessibility.

Sustainable construction with Silka Tempo and BIM

Trigema, the company responsible for the construction, is relying on sustainable construction with Xella. The load-bearing walls and partition walls of all the apartment buildings are made of Silka calcium silicate units and large-format Silka Tempo elements from Xella, which are highly sustainable.
"Trigema is one of the developers who have been working with large-format calcium silicate elements for a long time and know very well the advantages of this building material. Although Xella is a long-standing partner of Trigema, the Bydlení Skvrňany project in Plzeň is the first time this major domestic investor and developer has used our large-format Silka Tempo blocks," explains Lucie Šnajdrová, manager for large-format building solutions at Xella CZ. The entire masonry work took four months, during which Xella supplied about 2500 m3 of blocks, 1890 m3 of which were Silka calcium silicate units.

The basis for the project was a multidisciplinary BIM model created at the Xella Competence Center. The result, in addition to an accurate bill of quantities, is above all drawing documentation with a sample arrangement of the individual elements in the wall.

Use of mini cranes to reduce costs and increase efficiency

Of particular importance was speed of implementation and a cost-efficient approach. Therefore, not only the large-format Silka Tempo blocks were used, but also six mini cranes provided by Xella. Trigema's employees have extensive experience with large-format building elements and working with the mini-cranes posed no challenges for them. This also benefits occupational health and safety, as mini cranes reduce the physical strain on workers on site.

The project is scheduled for completion by the end of 2022.
