Innovative Building Partner for Modern Challenges

Xella’s Silka Construct solution is reshaping the construction industry with a unique approach that goes beyond material supply. Through the Construction Services department, Xella takes on the responsibility of every project phase, ensuring efficient project management, precise logistics, and skilled installation. By addressing challenges like labor shortages and fluctuating material costs, Silka Construct is helping contractors build faster, more reliably, and with fewer financial risks. And last but not least, CSU features sustainable advantages over other building materials.

Case in Point: Muller Bouw’s New Approach in Kortfoorstraat

A recent project in the Netherlands exemplifies Silka Construct’s capabilities. Located only a few kilometers from their office, Muller Bouw, a family-run construction company, is building 15 rental apartments. For this project, they chose to outsource the complete shell work and interior wall installation to Xella’s Construction Services, integrating Silka Construct for the first time. This decision was largely influenced by Xella’s strong working relationship with BMN, Muller Bouw’s regular supplier of building materials, and by the promise of a hassle-free process from initial consultation to final construction.

On a tight construction site like Kortfoorstraat, efficiency and logistical planning are paramount. Xella’s team managed the production scheduling, delivery timing, and precise installation of Calcium Silicate elements and Ytong non-load-bearing interior walls. With Xella’s handling of logistics, Muller Bouw was able to focus on the development of the building without the need to micromanage each step of the process.

Expanding Silka Construct’s Role in Construction Services

The seamless execution at Kortfoorstraat encouraged Muller Bouw to further entrust Xella with additional responsibilities: the plastering of walls and the ceiling spraying. This expansion demonstrates Silka Construct’s adaptability and the high level of trust Xella has earned. Muller Bouw’s CEO cited Xella’s attention to communication and collaboration as a key factor in their decision. For him, who values long-term business relationships, Silka Construct fits naturally into the ethos of reliable partnerships.

Strengthening Xella’s Role as a Reliable Partner

Silka Construct provides a comprehensive seven-step project model that covers pre-consulting, BIM integration, project preparation, logistics, assembly, and final optimization. This all-in-one approach has quickly gained a reputation as a go-to solution for complex projects needing precise execution. Contractors are supported through each project phase, benefiting from dedicated supervisors, financial predictability, and consistent quality. “We believe in the power of collaboration,” explains Jeroen van Heerwaarden, Xella Netherlands' Commercial Director, adding that “deep partnerships are crucial for ensuring reliable results and customer satisfaction.” “Construction partners get support in every phase of the projects. They really benefit from our solution: they get better quality, better safety, no financial risks, one point of contact and a dedicated construction supervisor and predictable profit. And we are proud to already have loyal customers”, Tim Kornuijt, project leader Construction Services, Xella NWE adds.

Growing Momentum and Expanding Success in the Netherlands

The Kortfoorstraat development is only one of several successful Silka Construct projects in the Netherlands. A housing project in Schinnen previously highlighted the flexibility of Silka Construct, as Xella integrated both Silka calcium-silicate blocks and Ytong materials, efficiently managing all aspects of installation and keeping costs predictable. For contractors like Janssen Bouwen and Muller Bouw, this service means reliable delivery, transparent pricing, and fewer delays, especially in a market impacted by skill shortages and economic pressures. Read more about the story here.
