In the heart of Belgrade, construction is underway on an ambitious project set to transform the local residential landscape. The Buena Vista Residences, a prestigious residential and business complex, spans over 30,000 square meters and will feature 179 premium living units. Designed by the esteemed architecture studio Bureau Cube Partners and backed by investor Legend Invest d.o.o., the project is scheduled for completion in October 2025. The project’s bold, modern design and elegant form reflect its ambition to deliver not only visual impact, but also exceptional living quality. It combines high-end architecture with a forward-looking construction approach that emphasizes performance, comfort, and sustainability.
Innovation built into every wall
At the core of this development is a clear commitment to high construction standards, efficient building methods, and long-term comfort for future residents. This vision is being realized with the support of Xella Serbia, whose Ytong building materials are used throughout the project to improve thermal and acoustic performance.
Between residential units, specially designed Ytong Fono blocks are being applied to significantly reduce noise transfer, creating a peaceful, private atmosphere in each apartment. On the façade and in the interior sections separating apartments from hallways, Ytong blocks are also being used to enhance thermal insulation, helping ensure consistent indoor temperatures and reduce energy consumption. Even the internal walls within each unit are built using Ytong, contributing to the building’s overall energy performance and living comfort.
With this approach, Buena Vista Residences is not only meeting expectations for modern housing but actively raising the bar, combining aesthetics, sustainability, and functionality in a single, thoughtfully executed development.
Project expertise that makes a difference
From the beginning, the project team placed strong emphasis on build quality and efficiency. While formal sustainability certifications were not a requirement for this private development, the choice of Ytong was driven by the material’s superior thermal performance and faster installation time compared to conventional alternatives.
The construction process was not without its challenges, which required close coordination and a hands-on approach. This was addressed through regular site visits and ongoing technical supervision, a level of support made possible by Xella’s experienced engineering and consulting team.
Insights from the project
“From a technical standpoint, the key priority was achieving strong thermal performance without slowing down the build. Our materials enabled faster installation, which proved essential given the labor conditions. Just as important, however, was the complete technical support we offered, from documentation and laboratory results to tools and on-site expertise,” says Edin Dalifi, Project Manager at Xella Serbia.
A model for future living
Buena Vista Residences demonstrates what can be achieved when architectural vision and advanced construction methods come together. By prioritising comfort, energy performance and construction efficiency, the project is helping to set a new standard for residential development in Belgrade. With its refined design and thoughtful execution, this development offers more than just living space, it delivers a better way of living.
