Brno is the second-largest city in the Czech Republic, with a population of 380,000. Housing is in high demand. Near Lužánky Park, the oldest city park in the Czech Republic, a new residential complex, Ponavia, was built almost at lightning speed.
3D-Modelling with blue.sprint technology
Excellent acoustic properties and a fast construction time convinced the investor to choose Silka Tempo large-format blocks. They were installed on site with the help of mini cranes that Xella lent to the investor. Another service provided by Xella was the processing of a 3D model of the building using Xella blue.sprint technology. Lukáš Konárek, project manager from the developer Trikaya Asset Management a.s., says: "A 3D model was developed to solve collisions that we would otherwise have had to deal with during construction."
Between 2021 and March 2023, an apartment building with 72 new units were built. A shared courtyard entrance with the previous phase of development will create a compact, enclosed space with a protected inner tract. The development also includes underground parking and a children's playground within the courtyard. A high acoustic standard is ensured. For this reason, Silka Tempo large-format blocks were chosen, which are mechanically erected with the help of mobile cranes.
Architecturally, this phase is a continuation of the successfully approved building designed by A69 Architects. The simple lines of the building, with its off-white facade, are complemented by distinctive wood paneling that gives the exterior of the building a completely original look. All the most popular layouts are available - from 1+kk to spacious 4+kk. The owners of the apartments will appreciate the convenient parking in the underground garages. The construction of the underground part of the project will start in the 3rd quarter of 2021, the final approval of the apartment building is planned for the spring of 2023.
Digital planning and mini cranes helped keeping to the schedule
Commenting on the Rezidence Ponavia III project, Pavel Červík, Key Project Manager at Xella CZ, says: "For the construction of this apartment building, after optimizing the project, large-size masonry of Silka Tempo with a thickness of 240 mm was used. In this project, the investor used our Xella blue.sprint services, based on the processing of the building in its digital BIM model and subsequent optimization. The construction included the delivery of sample drawings of individual elements in the wall, as well as a precise delivery schedule. The crane is operated by two people, one operating the crane and the other placing the blocks. Two types of crane were used in the construction - the first was an MK 300 with a long reach of up to 5 meters and the second was a Spider, which has proven itself for working in confined spaces".
Xella convinced the investor in the tender process with its approach, advice and the possibility of renting mobile cranes, which contributed to the smooth construction process and keeping to the schedule.
