A prestigious Warsaw investment built with Silka blocks

Towarowa 22 in Warsaw is one of the city’s most ambitious urban projects. At its heart, the M7 apartment building combines elegant design with hidden solutions that will define the comfort of future residents – including one crucial element you won’t see at first glance.

Towarowa 22, developed by AFI, Echo Investment, and Archicom, is a multifunctional complex that is gradually transforming the area around Rondo Daszyńskiego into a modern, vibrant part of Warsaw. The investment site covers an area of ​​6.5 hectares, and previously housed a printing house and an old shopping center. Among the buildings emerging as part of this project (including four planned skyscrapers ranging in height from 85 to 150 meters), the M7 apartment building – branded under Archicom Collection – holds a special place. The design was created by JEMS Architekci, who are also responsible for the urban concept of the entire Towarowa 22 project and further developments, including the nearly completed Office House office building.
Located on Miedziana Street, the M7 apartment building stands out thanks to its sophisticated façade composition of sandstone, wood, and glass, as well as its luxurious interiors, including a dedicated art collection by Helmut Newton. The completion of M7 is scheduled for the third quarter of 2026.

Silka blocks – excellent acoustic comfort

While most media coverage highlights the architectural qualities and luxury finishes, the choice of construction materials plays a crucial role in the quality of life within M7. Silka silicate blocks from Xella Polska have been used to build partition and exterior walls.
“The decision to use Silka blocks was primarily driven by their high and proven quality as well as excellent acoustic insulation performance,” emphasizes Jarosław Kraś, Senior Investment Advisor at Xella Polska. “In premium projects such as M7 Apartments, residents’ comfort is the top priority. Indoor silence, the elimination of disturbing noise transmission between units, and the strength of the walls all directly influence the final standard of the building.”
Silka blocks are characterized by high mass and density, which effectively dampen both external and internal noise. Moreover, their high strength allows for the installation of heavy wall claddings, which is particularly important in projects with sophisticated façades covered with stone panels.

Precision and durability

Apart from their acoustic properties, investors also appreciate the ease and precision of building with Silka blocks. Thanks to their precise dimensions and smooth surfaces, a high level of finish can be achieved already at the structural stage. In premium apartments, this reduces the need for additional leveling work and significantly shortens construction time.

For a demanding building like M7, whose future residents expect the highest standard in every detail, these features are extremely valuable. The high durability of silicate blocks also ensures long-lasting structural stability and resistance to biological factors and fire.

Synergy of material and architecture

M7 Apartments are being built next to a planned 2-hectare park, and the architectural concept draws inspiration from the history of the site – the former Dom Słowa Polskiego printing house. From a technical perspective, the use of Silka blocks perfectly aligns with this philosophy: minimalism, solidity, and the natural character of materials.

Modern luxury residential architecture increasingly focuses on a comprehensive approach, where not only design but also acoustic comfort, safety, and durability are as important as a prestigious location or designer finishes.
